question or a concern, the realtor has the opportunity to overcome the objection.
Lawns & Gardens - Keep them neat and tidy,
first impressions sometimes cannot be overcome. Many buyers want to do a ‘driveby’ first and based on their feelings will determine if they want to view your home.
Turn on the Lights - This makes your home seem
bright and cheerful and avoids a realtor having to look for light switches while they should be pointing out the
special features of your home.
Turn on the Stereo- Soft, easy listening station and turn the volume down low, making it easier for the buyer to imagine themselves living in your home.
Open Drapes - Helps show your house at its very best.
If you have blinds, make sure these are open, so nothing darkens the room.
Thermostat- lower or raise it! During the winter
months you do not want the prospective buyer to be chilly, make the home seem warm and toasty. Summer months,
keep the home as cool as possible, open windows for a breeze, or keep the air condition on at a comfortable level.
Fireplace - Make sure your woodstove or gas fireplace
is on, reminding clients of how they will enjoy cozy evenings together. Summer months, try to keep the house cool.
Pets - Keep pets outdoors, they are a distraction
for serious buyers. If you have a dog, please tie it up outside. Many people and realtors are nervous of even a small
pet and will not take the time to view your home inside and out if your pet is running freely.
Bake Bread - Pleasant aromas make the buyers feel
right at home. Turn on the bread maker, warming cinnamon rolls in the oven or sprinkle a little cinnamon on the
stove element or perk some coffee just before a showing. Pleasant home cooking aromas will do a lot to set the
right atmosphere and help sell your home.
